Brace yourselves.  Hold onto your hats.  Ready?  16% of Mountain View sales that have closed escrow in the past three months have...closed OVER the asking price.  15% of Los Altos sales in the same period have closed OVER the asking price.

This does not mean there haven't been plenty of homes that sold WAY under their asking prices too.  However, seeing an OVER the asking price trend begin again shows steps towards stability, and shows that there are qualified Buyers out there, and not just a couple.

Pricing strategies may see a turn towards the "price low and bid up" theory of the past if this trend continues.  As of late, it has been more that Sellers price their homes high, expecting someone to offer much less.
